The Maintenance Committee oversees all common areas of the Knolls and contracts for their upkeep (the maintenance contractor is currently ValleyCrest). The Committee is responsible for ensuring common area landscaping is pruned and maintained and all sprinkler systems are functioning correctly. The Committee plans and recommends to the Board all landscaping renovations, including removal of overgrown trees and shrubs and planting new landscape materials. In 2005, the Committee carried out renovation of the three Knolls entrances.
The Committee organizes an annual “beautification/cleanup day,” usually in mid-May, when homeowners undertake some maintenance projects that do not come under the maintenance contract. The maintenance contract is renewed each year. The Maintenance Committee is responsible for upkeep of the children's play area and for security issues around the clubhouse and common areas.
The committee also contracts for snow plowing. Knolls streets are plowed when the snow reaches a depth of 6”. The snowplowing contractor may also sand streets that become icy. Homeowners are responsible for shoveling the sidewalks bordering their homes, and for parking vehicles in driveways/garages when heavy snowfall is predicted.
